In general, the scope includes: tenant improvements of an existing 17,000 sf space including modifying existing space for two classroom lab spaces for HVAC and Welding education. The scope includes asbestos abatement at exterior louvers noted for demo, reconfiguration of interior partitions, restroom renovation, new welding booths and fume extraction equipment, and mechanical and electrical system upgrades. Existing construction is concrete frame and concrete floor and roof structure, and is of type I-A construction. Project includes limited interior renovation for new wall partitions, doors, and ceiling systems, and extensive mechanical system modifications (including interior and exterior work) and electrical system modifications (interior work), and modifications to plumbing, fire protection, and fire alarm systems.
