A. Statement of Requirements.

 

The Government is seeking to enter into a lease for space meeting the following requirements:

Sugar Land, Texas

Delineated Area:

North:
Intersection of Highway 6 and Westpark Tollway  moving east to the Sam Houston Tollway;

North on  Sam Houston Tollway and exit Westheimer Road moving east towards Weslayan Street

East:

Weslayan Street on the East Side moving south to intersection of Stella Link Road and Highway 90.

 

South:

South on Highway 90 to Dulles Avenue towards Highway 6

 

West:

North on Highway 6 towards Westpark Tollway

Additional Requirements:

Class A Building

Provide space for 2 employees, approx. 1,534 RSF.  Space requirement is for 2 conf room of 400 sf each, 1 reception area 50 sf, 1 copier/fax storage room 175 sf (with wetbar/sink), 2 mediator/breakout rooms 200 sf each.

 

Conference rooms must be soundproofed to STC class of 50 or greater. Each room must have slab-to-slab insulated wall construction

 

Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the [100/500] year flood plain. 

Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner.  Also include the following:  

·       Building name and address and location of the available space within the building

·       Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced

·       ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced.  Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any

·       Date of space availability

·       Building ownership information

·       Amount of parking available on-site and its cost.  Include whether expected rental rate includes the cost of the required Government parking, if any

·       Energy efficiency and renewable energy features existing within the building

·        List of building services provided

Action: For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
