1. The City of Palm Bay is seeking proposals from national, regional and local licensed commercial real estate brokerages that have the experience, nationwide network reach, infrastructure and personnel to market, secure and sell City-owned real estate. Special consideration is given to brokerages with experience in marketing marina and commercial waterfront development. See Attachment A City Surplus Land. This list is only illustrative; other City properties may be added. 2. The City and the Bayfront Community Redevelopment Agency own several parcels city-wide, of which certain parcels have been identified as prime for development or redevelopment to further the Cityâs mission to encourage commercial growth and commercial redevelopment. Properties are comprised of both vacant lots and parcels with existing structures. Current zoning on surplus properties will vary. The City Council will consider Future Land Use amendments and rezoning of individual properties to the âhighest and bestâ classification for maximum sale price. In order to appeal to the investment community, the City and BCRA are interested in bundling properties by either zoning classification, geographic area, or other potential groupings as suggested by the Broker/Agent selected. 3. The City, through the BCRA, is currently evaluating opportunities to purchase additional property within the redevelopment district for future development and redevelopment opportunities. 4. It is the intent of this RFP to have the selected Broker/Agent enter into a Master Listing Agreement with the City to supply real estate broker services as outlined herein, see Attachment B Master Listing Agreement. As the listing Broker/Agent, upon the sale of the property the Broker/Agent will receive a commission of the final sale price, which shall be inclusive of all costs to appropriately market the property. The City reserves the right to award to multiple brokers. If multiple brokers are awarded, properties will be distributed by City staff based on broker qualifications and current workload. 5. No additional payments will be made over and above the agreed upon commission rate to any Broker/Agent for any reason and no payment will be made or due if the property is not sold during the contract period. 6. The selected Broker/Agent must maintain record of sale comps for all properties listed for sale, and provide a copy of such sales comps to the City. 7. The Broker/Agent will provide integrated listing and marketing services including, but not limited to, Multiple Listing Service (MLS) listings, LoopNet, industry magazines and websites, and other professional listing services (residential, commercial, etc.), appropriately placed advertising, targeted marketing, advice for maximizing building interior or curb appeal, proposing redevelopment potential to developers and investors, showing the property to prospective buyers and procuring offers to buy the property.
