Project Summary: Community Vision Capital and Consulting is seeking applications from qualified project management consultants to manage the predevelopment and construction of a nonprofit commercial tenant improvement project located in a new affordable housing development in San Francisco. This RFQ is for a first time tenant improvement of approx.. 7740 SF at the 1990 Folsom site. The project includes a gallery, meeting spaces, administrative offices and a catering kitchen. Scopes of work for this RFP: Find scope of work summary below and full scope of work in the bid package. • Oversee the design process in coordination with the architect and other consultants; • Assist Client with procurement and coordination with additional professional service providers during pre-development • Coordinate and manage GC selection process, including but not limited to reviewing and comparing bids, and making recommendations to Client on final GC selection; • Assist client to negotiate GC contract; • Assist with development and maintenance of Pre-Construction schedule; • Provide oversight of the construction agreement and execution of project (in compliance with the specifications described in the final agreements); • Provide regular project status reports on the project performance, timeline, budget variances, and ad hoc project management assignments; • Manage construction budgets and regularly review and report budget performance and material variances; • Oversee the daily operations of contractors, vendors and other project staff, and monitor daily contractor record keeping books/logs; • Facilitate the coordination of any third party testing and inspection as needed; • Work with client’s financial consultants to refine financial feasibility analysis and determine project financing structure; • Support the development of Move-in requirements and schedule; • Carry out and monitor all project close-out activities and ensure the completion of all required documentation; • Facilitate the procurement of the Certificate of Occupancy.
