Request for Proposal Korean American Community Center NOTICE IS HEREBY GIVEN THAT the Korean American Community Center will accept proposals from firms that deem themselves qualified to enter a construction contract to furnish all labor, materials, and related costs to: Roof Preparation Work 1. Protect building wall, all plants in the garden and other around and under the roof eaves with covering using tarp, plastic or sheet covers. 2. Remove all existing roof layers to roof sheathing, remove all metal flashing, gutter/downspouts, other metal installation and discards. 3. Remove the old air conditioner unit, capping all pipe, wire, and other venting system. 4. Clean the entire roof area and remove all debris off the site 5. The roof sheathing surface is to be well secured, firm, reasonably smooth, dry, and free from rough spots and sharp projections. 6. Cover all sensitive office equipment inside to protect from dropping gravel and dust. Clean entire room thoroughly upon completion Structural Re-enforcement and Repair 1. Repair / Replace minor damages on roof sheathing such as dry rot, deteriorated wood members to be repaired and replaced with DF 2X4, 2X6 and ½" CDX plywood. 2. Build-up the sagging spots with ½" fiber board insulation (tapered). Roof related sheet metal and others 1. Replace all metal flashing & edge flashing (Nosing, Gravel stop) 2. Install new seamless gutter and downspouts (Aluminum, pre-painted white or brown fascia style 6”, 0.027” extruded. All gutter corners, miters, and end cap to be riveted and sealed. 3. Replace all drain outlet with 26-gauge galvanized sheet metal. 4. Replace all steel nosing around entire perimeter of the roof with 26-gauge galvanized sheet metal. 5. Replace all vent collars with 26-gauge galvanized sheet metal. Laminated shingle Roofing System (Pitched Roof) 1. Install 30-year life laminated shingle (fiberglass/ asphalt modified laminated composition shingle) over the 30# saturated asphalt base sheet, use the same grade cap shingle for hip & ridge and roof valley. All using galvanized roofing nail, hand nailed. Modified Bitumen Roofing System (Flat Roof) 1. Install a 15-year life modified bitumen membrane with 28# fiberglass base, plastic cap nailed, and polyester enforced modified membrane (base) heat welded. 2. Seal and patch all spots that require mastic treatment over the entire roof. 3. Materials: 28# type 11 fiberglass base sheet, Appex 4mm APP, 65lb. APPeX FR 45 100lb Modified bitumen membrane with granule surface (John Menville or similar quality brand). 4. Heat welded Parapet Wall Wrap-up the Parapet Wall with modified bitumen membrane (APPeX FR 45 100 lb.), all heat welded, up to 2-4 feet from the roof. ALL WORKMANSHIP AGAINST LEAKAGE ON COMPLETE ROOF AND GUTTER SYSTEM TO BE GUARANTEED FOR THE PERIOD OF TEN YEARS. THE MATERIALS ARE SUBJECT TO THE WARRANTEE IN THE SPECIFICATIONS STATED. THE ABOVE WORK WILL BE COMPLETED IN SUBSTANTIAL WORKMANSHIP ACCORDING TO STANDARD PRACTICES. ALL OF THE ABOVE WILL BE INSTALLED IN ACCORDANCE WITH THE MANUFACTURER'S APPLICATION MANUAL AND IN STRICT ACCORDANCE WITH PERTINENT LOCAL CODE REQUIREMENTS. WORKERS TO BE FULLY COVERED WITH WORKER’S COMPENSATION AND TWO MILLION DOLLAR GENERAL LIABILITY INSURANCE FOR THE PROPERTY OWNER.
