Project description: The selected contractor will be requested to pressure wash and paint the entire exterior of the Fire Station located at : 9 Corporate Drive Palm Coast, FL 32137 General Conditions: • The contractor shall provide their own equipment & tools • The contractor shall be responsible for supervision & project management. • The contractor shall be responsible for site cleaning, both daily and final. • Any necessary changes to the scope of work shall be directed to the Project Manager and acted upon via a written change order proposal followed by a written change order to be signed by both parties. • All materials and workmanship shall be of the best quality and shall be subject to the approval of the Project Manager. No deviation from the provisions of the detailed Specifications shall be made without written approval of the Project Manager. Scope of Work: • The work under this Contract includes all labour, materials, equipment and appurtenances required for the complete construction, application, or installation of all items of work necessary or required to make the installation complete and correct in every aspect. Only new materials will be acceptable for use on the project. • The CONTRACTOR shall pressure wash the entire exterior of the multi-level fire station, including: siding, soffits, gutters, fascia, windows, open ceilings, beams, posts, cornice, and building alcove and entry doors. The large roll up doors and traffic bollards are included. o All exterior surfaces shall be pressure washed for removal of dirt, efflorescence, chalk, salts, mildew and other contaminants that would prevent topcoat adhesion. o Any mildew to be treated with a mild chlorine solution to kill mildew. Soffit, fascia, gutters, downspouts, and ceilings to be pressure cleaned for removal of dirt and mildew. • Caulking shall be carried out by the CONTRACTOR to seal joints in baseboard, casing, windowsills, expansion joints and any cracks in wall. • The CONTRACTOR shall inspect all surfaces prior to applying paint to ensure that the surface is suitable for painting. Any sub-standard surfaces are to be reported to the Project Manager prior to commencing work. • The CONTRACTOR shall apply one coat of acrylic primer conditioner and one coat of acrylic satin finish to the bi-coloured painted stucco siding, window returns, chair rail and cornice trim. Square posts, beams, shed roofs, large roll up doors and arches are included. • The CONTRACTOR shall apply two coats of acrylic semi-gloss to the painted entry doors, door frames, and traffic bollards protecting the roll up door entrances. • The CONTRACTOR shall be responsible to familiarize themselves with the site and bring any potential issues to the attention of the Project Manager before starting the work. • The CONTRACTOR may use the Owner’s (water/power) as needed during work. • The contractor shall remove any rust from metal surfaces down to clean metal and apply a rust inhibitive primer to cleaned metal surfaces prior to finish coating. • The Facility is a working firehouse. o The CONTRACTOR’S employees must be mindful of equipment leaving and entering the building at a moment’s notice. If any access point or equipment is to be blocked or restricted to complete a task, the CONTRACTOR shall notify the Project Manager and coordinate with the Fire staff on site. • The CONTRACTOR shall clean up, remove, and dispose of any and all debris generated by this work. • Touch-up paint shall be supplied to the Project Manager upon completion of the project by the CONTRACTOR. o A minimum of 1 gallon of each type used in the completion of the project. • All exterior window sashes or frames are to be masked. Sidewalks, patios, flowers, and shrubs to be covered and protected during painting. o Where possible, to a depth of at least 4 inches, the CONTRACTOR shall pull back all surface coverings in preparation of applying paint. Paint shall be applied below the existing surface level, upon completion of painting, surface coverings shall be restored to their original level and condition. • The Contractor shall provide a labour & workmanship warranty of at least 1 year. • The Contractor shall provide all information regarding any materials warranties.
