SEEKING RESIDENTIAL TREATMENT SPACE

 

The Department of Veterans Affairs desires to lease space yielding 4,500 Net Usable Square Feet space in Gallup, New Mexico to be used as a residential treatment space. Offered space must yield a minimum of 4,500 NUSF, available for use by tenant personnel, tenant residents, furnishings, and equipment.  The space must be accessible by public transportation and be ADA compliant.  On-site parking for 25 vehicles is required, 8 of which must be reserved for disabled/handicapped parking, and 5 must be secured.  The lease will be a fully serviced lease with a lease term of up to ten (10) years.  Space may be provided by new construction (modular or brick and mortar) or modification of an existing space.

 

The available space must be within the city limits of Gallup.

Interested offerors must submit the following items by email or mail no later than 4:00 pm Arizona Time on March 17th, 2015:

•c.      Rentable square feet available and expected rental rate per rentable square foot, fully serviced.

•d.     Net Usable square feet (NUSF) to be offered and expected rental rate per NUSF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any.

•e.      Space layout with rough room dimensions

•f.      Method of rentable space measurement.

•g.     Date of space availability.

•h.     Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).

•i.       Energy efficiency and renewable energy features existing within the building.

•j.       List of building services provided.

•k.     Pictures of proposed property

The Government is limited by law (40 USC 278a, as amended 10/01/81) to pay no more than the appraised fair rental value for space.

 

Please note:  This advertisement is not a request for proposals.  A request for lease proposals will be issued by the Department of Veterans Affairs at a later date.  All interested parties shall submit a request for the solicitation in writing to Mr. Parker at the above address.  Potential offerors shall describe the property in their response, and a site investigation of all properties will be conducted.  Complete access to all properties will be required at the time of the site investigation.  VA will not enter into any sublease or ground lease.  Offerors who propose a sublease or ground lease will not be considered.
