New interior build-out of Morgan Stanley office within recently vacated suite 400 at 8215 Greenway Blvd, Middleton, WI with new demising walls by landlord. Morgan Stanley will occupy Approx. 10,700 USF of the 4th floor. Interior only. No exterior work. Power for new wall sign to be internally provided by the GC. Signage/zoning approvals for any exterior work regarding wall signs are not in scope and shall be handled by the awarded signage vendor. Work will be done per the latest Morgan Stanley standards. A complete interior office build-out will include new all glass private offices with touchless door entry, open office workstations with sit to stand desks, lunchroom with touchless appliances, training room, conference rooms, mailroom, communications/IDF room and support spaces. New LED lighting with occupancy/daylight controls will be installed. A sound masking system will be provided. Security will be a new stand alone card reader system that is compatible with the building standards. The MEP systems will be upgraded as required to meet all local requirements while following LEED guidelines. This is a LEED Silver project. Alternate 01: Provide pricing to furnish and install TL-1 in the employee hub in lieu of scheduled VCT-1.
