Florida Gulf Coast University Board of Trustees, a public body corporate of the State of Florida, (“University”), seeks Replies from qualified respondents who wish to enter into a long-term ground lease for the development of 23.5 acres of land which are owned by the University (“Site”). The Site is well located in South Lee County, Florida, between Ben Hill Griffin Parkway and I-75 adjacent to Gulf Coast Town Center and West Lake Village, the University’s off-campus student housing complex. The site is 1.5 miles north of the the University’s main campus, and is served by a University shuttle bus. The goal for the project is to develop rental housing that is attainable by middle-income workers, in particular those who work for the University. The vertical improvements will be owned and operated by the Developer. The Board of Trustees would like to consider realizing the value of the land in terms of discounted rent on a number of units reserved specifically for employees of the university. Proposals should state the value of the land to the Respondent, and offer alternative methods of payment including a specific number of units discounted by 30% of market rate.
