REQUIREMENT: The United States Government intends to award a lease extension using other than full and open competition for an existing lease that is expiring on November 5, 2015 in Guaynabo, Puerto Rico.
The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to complete the lease requirement and pursue a sole source justification to extend the existing lease and remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency overtime.
This is a prospectus leasing action, and this procurement shall be governed by the Congressionally approved limitations on square footage, and rental rates.
Offered space shall not be in the 100-year flood plain.
The Government requires a total of 83,455 usable square feet of space and 218 structured parking spaces. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.
TERM: The lease term will be 3 year with rights of termination, in whole or in part, within 60 days of written notification.
Expressions of Interest must be received by no later than close of business 4:30 PM AST on October 13, 2015 and must include the following information:
Building name, address and the location of the available space within the building, and date the space will be available.

•· One-eighth inch scale drawing of space offered in PDF format.
•· ANSI/BOMA (ABOA) defined office area (formerly usable square feet - USF) offered.
•· Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included
•· Common Area Factor used to determine the RSF.
•· Amount of parking available on-site and available per local code; any costs associated with parking.
•· Building ownership information.
•· Name, address, telephone number, and email address of authorized single point of contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission.
In no event shall the potential offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers, employees and authorized Representatives of the General Services Administration
