U.S. Government seeks expression of interest for Office/Lab space in Long Beach, CA.

North: 405 Freeway in Torrance & Carson & Del Amo in Long Beach, CA
South: Port of Los Angeles/Long Beach areas
East: Bellflower Boulevard
West: Western Avenue in San Pedro and 110 Freeway in Torrance
REQUIREMENTS SUMMARY:
Primary Office & Office Support Area - about 60% of space.
Lease Term: The lease term will be for twenty (20) years, fifteen (15) years firm.
Occupancy: January 18, 2010
Site Location: A loading dock is required for deliveries of laboratory equipment and supplies such as gas cylinders. The loading dock will also serve as a staging area for laboratory mobile operations. The loading dock must be constructed so that the loading surface is essentially the same height as standard tractor-trailer, thus allowing equipment to be rolled from a tractor-trailer to the loading doc without the aid to lifting or lowering equipment. The loading dock should also be accessible by a ramp to allow for deliveries from smaller trucks.
If located in a high-rise office building, close proximity to the roof is required because of ductwork from exhaust hoods and special HVAC equipment.
Emergency Generator: The building will require an emergency generator capable of providing emergency power to the laboratory LAN and security systems. The generator must activate immediately upon power interruption to the laboratory.
Parking: 37 total parking spaces, of which, five (5) inside or covered, reserved and secured parking spaces, two (2) of which must be oversized to accommodate vans (cargo and passenger) and mobile laboratories (24’ and 38’ long) with a minimum of 13’ clearance are required.
Tenant: Department of Homeland Security, U.S. Customs and Border Protection (CBP).
