The United States Government seeks to lease first class, modern contiguous office space. The space offered must consist of approximately 7,099 rentable square feet in the Brownwood, TX. The space should yield a minimum of 5,879 to a maximum of 6,467 ANSI/BOMA usable square feet. Space must be located on the first floor and in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. . Offered space can not be located directly on a highway or a 6-lane thoroughfare in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space Locations must be as convenient to the visiting public as possible and have adequate accessibility by public and private transportation.
The Government will require twenty-four (24) surface parking spaces.
The proposed space must be located within the city limits of Early, TX.
The proposed lease is for ten (10) years five (5) years firm, and should be fully serviced.
Space must be ready for occupancy no later than January 29, 2012.
The Government intends to lease a fully-serviced lease. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of being upgraded to meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. The building must be located outside of any 100-year floodplain.
Unique Requirements:
Space must have the potential for efficient layout; columns must be at least 28 feet apart center-to-center, and 28 feet from any interior wall and be no more than two feet square; space should not be "U" or "L" shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space, irregularly shaped space configurations, or other unusual building features adversely affecting usage.
All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
