The work shall include but is not limited to: furnishing and installing tenant improvement alterations in an existing space that has been gutted of all non-structural elements in a previous demolition project and the work includes new gypsum board ceiling over light gauge metal framing, new full height non-bearing interior partitions in portions of the perimeter of the area of work to separate the area of work from the remainder of the City Hall building, new interior swing doors and door hardware, new glass wall/door system at six offices with integral door hardware, miscellaneous built-in casework and countertops, new exposed ductwork and controls using existing HVAC equipment, new electrical power distribution and controls, new electrical lighting and controls, new flooring and base, installation of kitchenette, minor plumbing demolition and minor doorway demolition, and all incidental and appurtenant improvements and restorations specified on the Plans and herein these Special Provisions. The work shall be separated into a Base Bid and Bid Alternate. The base bid shall include all work as mentioned above and as shown on the Drawings/Plans except sheets A200 ALT, A220 ALT, and A700 ALT. The Bid Alternate shall include but is not limited to: furnishing and installing shell only alterations including new gypsum board ceiling over light metal gauge metal framing and new full height non-bearing interior partitions in portions of the perimeter of the area of work to separate the area of work from the remainder of the City Hall building as delineated in the Drawings/Plans except sheets A200, A220, and A700.
