REQUIREMENT:
The General Services Administration is seeking to lease 6,270 â 6,930 rentable square feet or 5,650 â 5,800 usable square feet of contiguous office, retail or related space for the Census Bureau in Jefferson County together with (25) on-site parking spaces three (3) of which are to be reserved. The space must be within the delineated area described below.

REQUIRED:
The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be Full Service; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.
Space must be ready for occupancy August 17, 2009.
Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available.
A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile.
Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos.
Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements.
LEASE TERM:
