Title: U.S. GOVERNMENT SEEKS OFFICE AND INDUSTRIAL SPACE IN BROKEN ARROW, OK
Requirement:The United States Government, U.S. Geological Survey, is seeking to lease approximately 6,200 Rentable Square Feet of professional office and industrial space in Broken Arrow, OK. The space shall yield a minimum of 5,750 ANSI/BOMA Office Area Square Feet (OASF) to a maximum of 6,400 OASF.
The delineated area from which space will be considered will be within the following area and all prospective properties must be physically located within, or front the following delineated area as bounded on the:
North: Albany Street
West: Garnett to Kenosha, Kenosha to Aspen, Aspen to Houston, Houston to Elm, Elm to Washington, Washington to 9th Street, 9th Street to New Orleans Street
South: New Orleans Street
East: 65th Street (Oneta)

Buildings submitted for consideration must be outside the 100 year floodplain, in a quality building, professional in appearance, and of sound and substantial construction having fully adequate and safe means of site ingress and egress, must fully meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, and must be altered or constructed to meet the Government's requirements.
Spaces must be contiguous, ground level, and contain approximately 2,425 usable square feet of general office and 3,325 usable square feet of Industrial space. A fenced ware yard of 8,000 square feet is required for government vehicles and equipment. Twelve (12) general parking spaces for visitors and employees must be provided on site in addition to required accessible parking spaces.
The lease shall be a fully serviced lease incorporating as part of the rental consideration all services and supplies, taxes, insurance, maintenance, landscaping, and tenant improvements.
To submit a location for inspection, expressions of interest must be submitted in writing no later than June 18, 2010 and should include the following: Address/location of site, square footage, name, address and phone number of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner as necessary.
