The proposed project consists of 600,000 SF of new development spread across multiple buildings and a 22,000 SF Plaza area. This includes: A Mixed-Use 7-Story Building with a double height anchor commercial space at ground level and affordable/senior residential housing on a podium level above. It also includes 1-Story of underground parking. Two single story commercial buildings designed to augment the anchor location. A 6-Story Parking Structure that will serve both commercial and residential. A Plaza area that serves to interconnect all facilities on the site. Off-Site Utility and B-Permit work as required per County Approvals Overall site of roughly 4.1 acres *The project is to comply with the included Project Labor Agreement and Prevailing Wages per Exhibit B PLA agreement included in the files. *Project is required to comply with all CalGreen requirements that have been adopted by LA County. LEED requirements are as follows: A level of LEED Certified must be met for the Commercial Core & Shell of Buildings 1 / 2 / 3 A level of LEED Gold must be met for all Residential components of Building 1 No LEED certification is required at this time for Building 4 or the Plaza *Value Engineering Options are encouraged.
