U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 17,190 RENTABLE SQUARE FEET OF OFFICE SPACE ON OAHU, HAWAII REQUIREMENT: The United States Government is seeking to lease office and related space consisting of approximately 17,190 rentable square feet for the use by the USDA Agency on the island of Oahu, Hawaii within the following delineated area: Northern boundary- H-2 Freeway Eastern boundary- Pali Hwy Southern boundary- Farrington Hwy Western boundary- Nanakuli Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within a 2 mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 14,950 ANSI/BOMA (“Useable”) square feet, and related space to a maximum of 15,700 ANSI/BOMA square feet of space, consisting of a minimum 4,950 of office and related space, 10,000 warehouse/yard, canopy.. The anticipated term is 10 year, 5 year firm as a fully serviced lease. The estimated occupancy date is September 1, 2009. The space must be located in an industrial and/or agricultural area in current use. Streets must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Build to suit buildings must meet a minimum 20 foot setback. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum:  Building name/address  Location of space in the building and date it will be available  Drawing of space offered  Rentable Square Feet (RSF) offered  Common Area Factor used to determine the RSF  Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
