SYNOPSIS:
This is a Sources Sought Notice. This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date.
The VHA is a seeking a suitable location for office/medical space for continuing services to Veterans in the Hanson, KY area.
The VHA currently occupies 1,232 net useable square feet of (NUSF)* of clinical space located at Western Kentucky Veterans Center, 926 Veterans Drive, Hanson, KY 42413 under a lease soon to expire. The VHA plans to negotiate a succeeding lease at this location based on economic and mission considerations. The VHA will relocate only if considerations of economic factors, including cost of relocation and tenant improvements are advantageous to the government.
The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor, first floor space preferred and provided between 1,100 to 1,250 NUSF of contiguous space. The VHA is requiring a minimum of twenty (20) on-site parking spaces, two (2) of which are marked as handicapped. This will be a NNN (Triple Net) lease with the VA responsible for all utilities and services. The lease term will be a ten (10) year lease with termination rights for the Government after five (5) years with a 90 day written notice to the lessor. The VA will accept new construction and existing buildings for review.
To be considered, the property offered shall be in the delineated area in the City of Hanson, KY as follows: Two mile distance of the current address of 926 Veterans Drive, Hanson, KY 42413. The distance will be measured as the crow flies and on website freemaptools.com. The property must be located in Hopkins County, Kentucky.
To be considered as a possible source, offerors must provide (1) Site location (physical location of property); (2) Property description; (3) Total square footage; (4) Site condition; (5) Floor plans-if available; (6) Pictures if available and (7) evidence that properties are outside the 100 year flood plain.
