Requirement:
The U.S. Government is seeking to lease approximately 13,800 rentable square feet yielding a range of 12,000 usable square feet of contiguous office and related space in Raleigh, North Carolina. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction.
Location:
CBD: North: Millbrook/Chapel Hill Expressway, South: Tryon Road, West: Walnut and Interstate 40, East: Saunders and Capital/Wake Forest Road/Six Forks Road.
Required: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered building shall have a minimum of 100-foot setback on all sides of the building, excluding right of ways and easements. The building office space shall be located on second floor or higher. Secured structured parking is required for 32 vehicles. The offered building cannot be near residential area, daycare centers, and schools. Space should be ready for occupancy no later than July 19, 2003 or sooner.
Lease Term:
Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
