REQUIREMENT:The U.S. Government is interested in leasing approximately 7,100 rentable square feet (yielding approximately 5,200 ANSI/BOMA Office Area square feet) of office space. The building offered must be professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity, the highest safety, energy efficient installations, aesthetic appearance, the security installations, and its location within the below mentioned Delineated Area. Thirteen (13) parking spaces are required. -UNIQUE REQUIREMENT- - The space must be located on one (1) contiguous floor. It may NOT be located on the ground or top floor of the building. - Parking must be adjacent or within close proximity to the building; a secured, or gated area, may be required for some of the required number of parking spaces. LEASE TERM: Ten (10) Years, FIVE (5) years firm term. OCCUPANCY DATE: Space must ready for occupancy within 120 days from receipt of design intent drawings by the Government. DELINEATED AREA: White Plains, NY Business District as described by the area below: Northern Boundary: Barker Avenue Southern Boundary: Maple Avenue, East Post Road and Fisher Avenue Eastern Boundary: North Broadway Western Boundary: Bank Street EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MAY 30th, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
