The United States General Services Administration seeks to identify sources and receive information on available office and related space within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront). GSA is seeking alternative sources of available office and related space for lease for approximately 150,000 BOMA Rentable Square Feet (yielding at least 127,500 USF) of office and related space in a single building for a period of ten (10) years. Government also must have access to at least thirty-four (34) parking spaces on the premises.Occupancy is required by October 2007. The Government will relocate from its current location if consideration of economic and other factors are supportive. Other factors include but are not limited to the following: The cost of relocation, tenant improvement replication, and communications relocation or replacement. GSA intends to use this information from prospective sources to issue a Solicitation for Offers. LOCATION: All properties submitted to the Government must be located within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, and the Southwest Waterfront) and be within 2,000 walkable linear feet from a Metrorail entrance. Requests for a detailed description of the Standard Delineated Area should be addressed to the Contact below. LEASE TERM: Ten (10) years. EXPRESSIONS OF INTEREST MUST BE IN WRITING NO LATER THAN December 30, 2005 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor’s Representative; 3) BOMA rentable & usable SF available (with Common Area Factor); 4) Asking rental rate range per RSF (based on GSA Warm Lit Shell and Tenant Improvement Allowance of $38.30 per USF); 5) Date building will be ready for commencement of tenant improvements; and 6) If the building is being built, please provide detailed information on the status.
