REQUIREMENT:
The U.S. Government is interested in leasing approximately 8,300 - 9,500 rentable square feet of office space. The rentable space shall yield approximately 5,130 - 5,200 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The building offered must be first-class professional space with state of the art mechanical and electrical installations and must meet the minimum federal fire and life safety requirements and handicapped accesibility requirements.
SPACE MUST BE WITHIN THE FOLLOWING DELINEATED AREA:
Northern Boundary: 34th Street
Eastern Boundary: First Avenue
Southern Boundary: 14th Street
Western Boundary: Broadway
LEASE TERM:
Ten (10) Years, five (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year.
EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MARCH 15, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:
•1) Building name and address, and location of space in the building (which floor).
•2) Scaled drawing of space offered in CAD and PDF
•3) ANSI/BOMA defined Office Area Square Feet
•4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included in rental rate.)
•5) Percentage of Common Area Factor used to Determine the Rentable Square Feet
•6) Name, address, telephone number, and email address of individual to be contacted.
Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
AUTHORIZED CONTACTS:
In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
