REQUIREMENT:The U.S. Government is interested in leasing approximately 27,000 rentable square feet (yielding approximately 20,000 ANSI/BOMA Office Area square feet) of office space. The building offered must be professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity, the highest safety, energy efficient installations, aesthetic appearance, the security installations, and its location within the below mentioned Delineated Area.
UNIQUE REQUIREMENT:
-The space must be located on one (1) or two (2) contiguous floor(s). It may NOT be located on the ground, second, or top floor of the building.
-The building must be able to accommodate four (4) omni directional antennas on the roof.
LEASE TERM:
Ten (10) Years, SEVEN (7) years firm term.
OCCUPANCY DATE:
Space must ready for occupancy and delivered to the Government by June 2008

Northern Boundary: West 59th Street from Hudson River to Ninth Avenue, down West 58th Street to Eighth Avenue, down Eighth Avenue to 42nd Street to Broadway

Southern Boundary: Battery Park
Western Boundary: Hudson River
EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN June 25th, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:
1) Building name and address, and location of space in the building.
2) Legal description
3) One-eighth inch scale drawing of space offered.
4) ANSI/BOMA defined Office Area Square Feet
5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included)
6) Percentage of Common Area Factor used to Determine the Rentable Square Feet
7) Name, address, telephone number, and email address of individual to be contacted.
Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
AUTHORIZED CONTACTS:
In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
