REQUIREMENT:The U.S. Government is interested in leasing approximately 10,000 Rentable Square Feet to 12,000 Rentable Square Feet (which should yield no less than 9,660 and no more than 10,500 ANSI/BOMA Office Area square feet) of contiguous warehouse space; the space should include approximately 20% office space,. The warehouse space should have 14 foot high ceiling clearance and a drive-in entrance. Ten (10) parking spaces are required and up to twenty (20) spaces are preferred. The space must be in compliance with handicapped, fire and life safety standards. LEASE TERM: Ten (10) Years, Five (5) years firm term. DELINEATED AREA: Newark, NJ and vicinity as described by the two areas below: Northern Boundary: Interstate 280 to Orange Street Southern Boundary: North Avenue to Morris Avenue Eastern Boundary: Orange Street to Dr Martin Luther King BLVD to Clinton Avenue going toward Lincoln Park Lincoln Park to Broad Street to McCarter HWY (21) to Route 1 and 9 Western Boundary: Garden State Parkway to Route 280 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN FEBRUARY 1, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description (Block/Lot) 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
