General Service AdministrationSeeks Office and Related Use Space in Baton Rouge, LA
Requirement:
The US Government is seeking to lease approximately 313,000 square feet of office and related use space, which includes approximately 20,000 square feet of air conditioned warehouse, in Baton Rouge, LA. Parking for 1,100 to 1,500 vehicles is required on site and within three blocks. The space will be occupied by the Department of Homeland Security (DHS)/Federal Emergency Management Agency (FEMA) and the State of Louisiana Public Assistance Department. New construction will not be considered.
Unique Requirements:
Minimum single block of contiguous space required is 45,000 - 50,000 square feet.
The space must be fully serviced and shall meet requirements of the ADA, the National Fire Act, local fire and building codes.
Location/Delineated Area:
Offered properties must be located within the Central Business District or within 10 miles of the City Center of Baton Rouge, LA, which is the intersection of Florida and Lobdell Streets. The site shall be modern in design with campus-like atmosphere, or a site containing one or more modern office buildings projecting a professional image.
Lease Term:
The lease term is five (5) years, with a three (3) year firm term, with the Government having termination rights after the firm term.
Occupancy:
Occupancy is required no later than June 2008.

1. Building name and address
2. Owner?s name, address, phone number, and email
3. If not owner, then written authorization to represent owner
4. Picture of site, and 1/8 inch floor plans
5. Amount of space and method of measurement
6. Annual rent per rentable square foot
7. Common Area Factor
Written responses are required no later than February 2, 2008; verbal responses will not be considered. Inspections of property will be conducted through February 29, 2008.
